Skylights and rooflights across the Highlands and Islands

We survey, supply and fit skylights and rooflights across the Highlands and Islands, including Inverness, Elgin and Fort William.

Stone villas, cottages and conservation areas across Scotland often call for conservation rooflights in slate roofs.

Many Scottish homes have dormers and attic rooms where an extra roof window adds light without a full dormer.

Planning and building rules in Scotland

Planning rules in Scotland differ: rooflights are treated as external alterations under Class 2B, with no permitted development in conservation areas. Flats and tenements are outside householder permitted development, so check with the planning authority first.

Scotland's Technical Handbook (section 6) asks for windows, doors and rooflights in an extension to average 1.4–1.6 W/m²K, with no single unit worse than 3.3 W/m²K. Replacing a rooflight, frame included, does not need a building warrant, but the work must still meet the building standards.

Common questions

Do you cover all of the Highlands and Islands?

We cover much of the Highlands and Islands, including Inverness, Elgin. Fort William, Kirkwall, Lerwick, Thurso, Wick and other remote or island addresses are by arrangement.

Do I need planning permission for a rooflight in the Highlands and Islands?

In Scotland most rooflights on houses fall under Class 2B permitted development; in a conservation area, or on a listed building, consent is needed.

Do you take a deposit?

Nothing is paid until you accept a written quote. Made-to-measure products are ordered after you accept, we tell you in writing when the order is placed, and the quote states the payment stages.

Is the survey free?

Yes, for new installations. Repair and maintenance visits are charged, and we tell you the visit price first.

Do I need planning permission?

Usually not for a rooflight on a house within the permitted development limits. Rules differ by nation: flats are not covered, listed buildings need listed building consent, and in Wales, Scotland and NI a rooflight in a conservation area needs permission. See our planning guide.
