Terms and conditions
Last updated October 2026. These terms apply to quotes and work for customers of SkylightCompany.uk.
1. Who you contract with
Your contract is with S&K Property Investments and Improvement Ltd, registered in England and Wales (company 16932889), registered office Unit 1 Hembs Crescent, Great Barr, Birmingham B43 5DG, trading as SkylightCompany.uk.
2. Guide prices and quotes
Prices on this website and from the guide-price tool are guides, not offers. A contract is formed only when you accept our written quote. Quotes are valid for 30 days unless they say otherwise and list the product, the work included, the price and the payment stages.
3. Surveys
Surveys for new installations are free and carry no obligation. Repair and maintenance visits are charged at the price we confirm before booking.
4. Made-to-measure products
Rooflights, lanterns and glass are usually made to your measurements. Under regulation 28(1)(b) of the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013, goods made to the consumer's specifications or clearly personalised are excluded from the 14-day cancellation right. As a goodwill gesture, you can cancel without charge until we place the order with the manufacturer; we tell you in writing when that happens.
5. Your 14-day cancellation right
Where the Consumer Contracts Regulations apply (for example, a contract made away from our premises), you normally have 14 days to cancel: from the day the contract is made for a service-only job such as a repair, or from the day the goods are delivered where we supply and fit. Made-to-measure goods are excluded, as clause 4 explains. If you ask us to start work within the cancellation period, you pay for work done up to the point you cancel.
6. Your part
Please give us safe access, clear the room below the work and tell us about anything that affects the job, such as asbestos, listed status or a party wall. Changes you request after acceptance are priced as variations and agreed in writing before we carry them out.
7. Consents
We explain whether planning permission, listed building consent or building control is likely to be needed, but obtaining planning permission and listed building consent is your responsibility unless your quote says otherwise.
8. Products and workmanship
Products carry the manufacturer's warranty, which we pass to you. Our workmanship terms are stated in your quote. Nothing in these terms affects your statutory rights, including under the Consumer Rights Act 2015.
9. Images
The room and roof images on this website are computer-generated examples of typical products and settings. They are not photographs of our completed jobs.
10. Complaints and law
Tell us first and we will try to put things right. These terms are governed by the law of England and Wales; if you live in Scotland or Northern Ireland, you keep the protection of your local law and courts.
