What do bespoke & shaped rooflights involve?

Our bespoke & shaped rooflights service in Buckinghamshire covers triangular, angled, curved and multi-pane rooflights made to measure. We survey every job before fixing the price.

Larger gardens in much of the South East mean deeper rear extensions, and deeper rooms need light from above rather than only from the doors. Orangery-style extensions with lanterns are popular across the South East, and solar-control glass makes a big difference on south-facing gardens.

Planning and building rules in England

English householder permitted development (Class C) normally covers rooflights that stand no more than 0.15 m proud of the roof plane and stay below the highest part of the roof. Listed buildings need listed building consent, flats have no householder permitted development rights, and an Article 4 direction can remove the rights in some conservation areas.

For English homes the energy rules ask for rooflights of 2.2 W/m²K or better and roof windows of 1.4 W/m²K (or WER Band B); most modern double glazed units meet both. The Future Homes and Buildings Standards, published in March 2026, apply from 24 March 2027 and keep the 2.2 W/m²K limit for rooflights.

These are typical supply-and-fit ranges. For an address in Buckinghamshire, scaffold, a hoist for heavy glass, or a new structural opening can move the figure, which is why we survey first.

How the job runs

  1. Tell us about the roof. Send the postcode, rough sizes and a photo or two through the form, WhatsApp or the guide-price tool.
  2. Free survey. For new installations a surveyor measures the opening, checks the roof build-up and talks through glass and options.
  3. Fixed written quote. You get the product, the work and the price in writing. Nothing is ordered or paid for until you agree.
  4. Fitting and handover. We fit, seal and make good, then hand over product data, warranties and any certificate paperwork.

Common questions

Can any shape be made?

Most straight-edged shapes can be made in glass, within the manufacturer's size and angle limits. Curved glass is possible but specialist.

Why does bespoke take longer?

Each unit is drawn, checked and manufactured to order.

Will a shaped rooflight leak more?

Not if detailed properly — corners and junctions just need more care.

Do you need my architect's drawings?

They help. We still survey on site, because built openings rarely match drawings exactly.

Will I need planning permission in Buckinghamshire?

Most rooflights on English houses do not need planning permission, provided they keep within 150 mm of the roof surface and below the ridge line.
