What are glass links & glass box roofs?
Our glass links & glass box roofs service in Northumberland covers frameless glass links joining old and new buildings. We survey every job before fixing the price.
Older flat-roofed extensions in the North East are often due a new roof covering — the right time to upgrade the rooflight too. North East terraces and colliery-town housing often have rear offshoots where a rooflight brightens a narrow kitchen.

Planning and building rules in England
English householder permitted development (Class C) normally covers rooflights that stand no more than 0.15 m proud of the roof plane and stay below the highest part of the roof. A rooflight on a side-facing slope must be obscure-glazed, and fixed shut unless the opening part is more than 1.7 m above the floor.
Building Regulations Approved Document L sets a limiting U-value of 2.2 W/m²K for new or replacement rooflights in existing homes, measured in the horizontal plane; roof windows need 1.4 W/m²K or a Band B energy rating. The Future Homes and Buildings Standards, published in March 2026, apply from 24 March 2027 and keep the 2.2 W/m²K limit for rooflights.

Common questions
How is the glass joined to the old wall?
Usually by a slim channel or flashing set into the masonry, sealed and weathered so the old wall can move without cracking the glass seal.
Do glass links need planning permission?
Often, yes — and listed building consent if either building is listed. We can provide drawings and product data for your application.
Who designs it?
Your architect, or we produce a survey-based design that the glass manufacturer engineers.
Can a glass link be warm enough to use all year?
With insulated glass units, solar control and good detailing, yes — though it will always be brighter and more exposed to temperature swings than a solid room.
Do I need to be at home for the survey in Northumberland?
Yes — someone needs to let us into the room below and, where possible, show us how the roof is reached.
