What are loft conversion skylights?

Our loft conversion skylights service in Rutland covers roof windows planned for loft rooms — light, headroom and escape. We survey every job before fixing the price.

Bungalows are common across parts of the Midlands, and sun tunnels or roof windows are a quick way to brighten internal hallways. Industrial and commercial units around Midlands towns often still have their original rooflight sheets, which are due for replacement.

Planning and building rules in England

In England a rooflight on a house is usually permitted development under Class C if it projects no more than 150 mm beyond the roof slope and sits no higher than the ridge. A rooflight on a side-facing slope must be obscure-glazed, and fixed shut unless the opening part is more than 1.7 m above the floor.

For English homes the energy rules ask for rooflights of 2.2 W/m²K or better and roof windows of 1.4 W/m²K (or WER Band B); most modern double glazed units meet both. The Future Homes and Buildings Standards, published in March 2026, apply from 24 March 2027 and keep the 2.2 W/m²K limit for rooflights.

Guide prices

These are typical supply-and-fit ranges. For an address in Rutland, scaffold, a hoist for heavy glass, or a new structural opening can move the figure, which is why we survey first.

How the job runs

  1. Tell us about the roof. Send the postcode, rough sizes and a photo or two through the form, WhatsApp or the guide-price tool.
  2. Free survey. For new installations a surveyor measures the opening, checks the roof build-up and talks through glass and options.
  3. Fixed written quote. You get the product, the work and the price in writing. Nothing is ordered or paid for until you agree.
  4. Fitting and handover. We fit, seal and make good, then hand over product data, warranties and any certificate paperwork.

Common questions

Will the loft be cold near the windows?

Correctly fitted insulation collars and linings keep the window surround warm and reduce condensation.

Do loft roof windows need to be escape windows?

Some loft rooms need an escape window, depending on the layout and the fire strategy for the conversion. Building control confirms the requirement.

How many roof windows does a loft room need?

Enough to give good light — a common rule of thumb is glazing equal to roughly a tenth to a fifth of the floor area, adjusted for orientation and use. We advise at survey.

Top-hung or centre-pivot in a loft?

Top-hung gives a clearer view and often suits escape use; centre-pivot is easier to clean and suits higher positions.

Will I need planning permission in Rutland?

English householder permitted development (Class C) normally covers rooflights that stand no more than 0.15 m proud of the roof plane and stay below the highest part of the roof.
