What are electric opening rooflights?
Our electric opening rooflights service in Aberdeen and Aberdeenshire covers hinged rooflights that open on an electric actuator for fresh air. We survey every job before fixing the price.
Many Scottish homes have dormers and attic rooms where an extra roof window adds light without a full dormer. Short winter days in Scotland make every square metre of overhead glass count, so rooflight sizing matters.

Planning and building rules in Scotland
Scottish householder permitted development (Class 2B, other external alterations) can cover a rooflight that projects no more than 1 metre from the roof, but the right does not apply in conservation areas. Flats and tenements are outside householder permitted development, so check with the planning authority first.
Scottish energy standards for glazing, including rooflights, use an area-weighted average of 1.4–1.6 W/m²K in extensions, so most modern units comply comfortably. Forming a new opening normally involves structural work, so check with the local authority verifier whether a building warrant is needed.
What do electric opening rooflights cost in Aberdeen and Aberdeenshire?
These are typical supply-and-fit ranges. For an address in Aberdeen and Aberdeenshire, scaffold, a hoist for heavy glass, or a new structural opening can move the figure, which is why we survey first.

How the job runs
- Tell us about the roof. Send the postcode, rough sizes and a photo or two through the form, WhatsApp or the guide-price tool.
- Free survey. For new installations a surveyor measures the opening, checks the roof build-up and talks through glass and options.
- Fixed written quote. You get the product, the work and the price in writing. Nothing is ordered or paid for until you agree.
- Fitting and handover. We fit, seal and make good, then hand over product data, warranties and any certificate paperwork.

Common questions
Is it noisy?
Actuators run for a few seconds and are about as loud as an electric blind. Once closed, an opening unit is as quiet as a fixed one.
What happens if it rains while it is open?
With a rain sensor fitted, the actuator closes the lid automatically when the sensor detects water. Without one, the lid stays where you left it, which is why we recommend the sensor on any unit over a kitchen or bedroom.
Is it secure when open?
An opening rooflight is a vent, not an access hatch, so the gap is small. For security, close it when the house is empty — a rain sensor does not lock the unit.
Can it open in a power cut?
Most electric units stay where they are during a power cut. Some manufacturers offer a manual override or battery backup — we will tell you which option the chosen model has.
Do I need to be at home for the survey in Aberdeen and Aberdeenshire?
Yes — someone needs to let us into the room below and, where possible, show us how the roof is reached.
