Roof lanterns in County Fermanagh: the essentials
Our roof lanterns service in County Fermanagh covers hipped glass lanterns that lift the ceiling of orangeries and extensions. We survey every job before fixing the price.
Northern Ireland has a mix of terraces, bungalows and rural farmhouses, and rooflights are a common upgrade when extending. Wind and rain off the Atlantic make upstand and flashing details important on Northern Irish roofs.

Planning and building rules in Northern Ireland
Most rooflights on houses in Northern Ireland are permitted development under Class B, but not in a conservation area or on a listed building's curtilage. Listed buildings also need listed building consent from the council.
Technical Booklet F1 (2022) asks for replacement windows and rooflights in existing homes to reach WER Band C or a U-value of 1.6 W/m²K, assessed in the vertical position. Extensions follow a 25% glazing allowance in Technical Booklet F1.

How the job runs
- Tell us about the roof. Send the postcode, rough sizes and a photo or two through the form, WhatsApp or the guide-price tool.
- Free survey. For new installations a surveyor measures the opening, checks the roof build-up and talks through glass and options.
- Fixed written quote. You get the product, the work and the price in writing. Nothing is ordered or paid for until you agree.
- Fitting and handover. We fit, seal and make good, then hand over product data, warranties and any certificate paperwork.

Common questions
Do roof lanterns get hot?
They can in summer if clear glass is used on a south-facing roof. Solar-control glass and an opening vent make a big difference.
How big can a lantern be?
Aluminium systems go to around three by six metres in standard ranges; larger sizes are made to order.
Roof lantern or flat rooflight?
A lantern adds height and sky from all sides; a flat rooflight is lower-profile and cleaner from outside. Our guide compares them in detail.
Can a lantern go on an existing extension?
Yes, if the flat roof structure can be opened up and trimmed. We check joists and the roof build-up at survey.
Will I need planning permission in County Fermanagh?
In Northern Ireland, roof alterations come under Class B of the 2015 order: a rooflight facing a road must not project more than 15 cm and must sit at least 0.5 m from the ridge, eaves, verge and party wall.
