What do roof lanterns involve?
Our roof lanterns service in Dumfries and Galloway covers hipped glass lanterns that lift the ceiling of orangeries and extensions. We survey every job before fixing the price.
Scottish weather is hard on roofs, so we specify rooflights and roof windows with exposure in mind and fit upstands with generous heights. Short winter days in Scotland make every square metre of overhead glass count, so rooflight sizing matters.

Planning and building rules in Scotland
Planning rules in Scotland differ: rooflights are treated as external alterations under Class 2B, with no permitted development in conservation areas. Listed buildings need listed building consent where the work affects their character.
Scotland's Technical Handbook (section 6) asks for windows, doors and rooflights in an extension to average 1.4–1.6 W/m²K, with no single unit worse than 3.3 W/m²K. Replacing a rooflight, frame included, does not need a building warrant, but the work must still meet the building standards.
Guide prices
These are typical supply-and-fit ranges. For an address in Dumfries and Galloway, scaffold, a hoist for heavy glass, or a new structural opening can move the figure, which is why we survey first.

Common questions
How big can a lantern be?
Aluminium systems go to around three by six metres in standard ranges; larger sizes are made to order.
Roof lantern or flat rooflight?
A lantern adds height and sky from all sides; a flat rooflight is lower-profile and cleaner from outside. Our guide compares them in detail.
Do roof lanterns get hot?
They can in summer if clear glass is used on a south-facing roof. Solar-control glass and an opening vent make a big difference.
Do they leak?
Modern lanterns are sealed systems. Leaks usually trace back to the kerb or roof membrane detail, which we form and check ourselves.
Do you fit roof lanterns across Dumfries and Galloway?
Yes. We survey and fit roof lanterns across Dumfries and Galloway, including Dumfries, Annan, Castle Douglas.
