What do walk-on rooflights involve?

Walk-on rooflights in West Yorkshire means structural glass you can stand on, set flush into terraces and floors. Every quote follows a survey of the roof and the room below.

Exposed Pennine and coastal towns in Yorkshire need upstand and flashing details built for wind-driven rain. Conservation areas and stone villages across Yorkshire often call for conservation rooflights in slate or stone-slate roofs.

Planning and building rules in England

Most rooflights on English houses do not need planning permission, provided they keep within 150 mm of the roof surface and below the ridge line. A rooflight on a side-facing slope must be obscure-glazed, and fixed shut unless the opening part is more than 1.7 m above the floor.

Under Approved Document L, a rooflight added to an English home must achieve at least 2.2 W/m²K (horizontal plane), and a roof window 1.4 W/m²K or Window Energy Rating Band B. In an extension, glazing including rooflights is normally limited to 25% of the new floor area plus any windows or doors the extension covers, unless a whole-house calculation shows otherwise.

Common questions

Does it need a structural engineer?

Often, yes. Where the unit sits on new or altered structure, an engineer confirms the support and the manufacturer confirms the glass.

Can it be used inside the house?

Yes. Internal walk-on panels pass light from an upper floor or ground floor to a basement below.

How much weight can a walk-on rooflight take?

It depends on the model and size. Manufacturers state a design imposed load for each unit; we only specify a unit whose rating suits the use, such as a private terrace or a busier area.

Will it sit flush with my paving?

Yes — the unit is set on its own upstand so the glass finishes level with the surrounding paving or decking.

Will I need planning permission in West Yorkshire?

In England a rooflight on a house is usually permitted development under Class C if it projects no more than 150 mm beyond the roof slope and sits no higher than the ridge.
