Skylights and rooflights across the West Midlands
SkylightCompany.uk covers the whole of the West Midlands — homes, extensions, schools and commercial roofs — with a free survey for new installations.
Older terraced streets in Midlands towns often have back additions and side passages that suit a ridge rooflight or long flat rooflight.
Many Midlands semis have had a single-storey rear extension added, and a larger flat rooflight or lantern is often the change that makes it feel finished.

Planning and building rules in England
In England a rooflight on a house is usually permitted development under Class C if it projects no more than 150 mm beyond the roof slope and sits no higher than the ridge. Listed buildings need listed building consent, flats have no householder permitted development rights, and an Article 4 direction can remove the rights in some conservation areas.
Under Approved Document L, a rooflight added to an English home must achieve at least 2.2 W/m²K (horizontal plane), and a roof window 1.4 W/m²K or Window Energy Rating Band B. The Future Homes and Buildings Standards, published in March 2026, apply from 24 March 2027 and keep the 2.2 W/m²K limit for rooflights.

Common questions
Do you cover all of the West Midlands?
Yes. We survey and fit across the West Midlands, including Birmingham, Coventry and Wolverhampton. Remote and island addresses are by arrangement.
Do I need planning permission for a rooflight in the West Midlands?
Most rooflights on English houses do not need planning permission, provided they keep within 150 mm of the roof surface and below the ridge line.
Do you work on commercial buildings?
Yes — offices, schools, warehouses and retail, including smoke vents and fragile-roof replacements, with safe access planned.
How do I get a price?
Use the guide-price tool for an instant range, or send the form with your postcode and a photo for a fixed quote after survey.
Do I need planning permission?
Usually not for a rooflight on a house within the permitted development limits. Rules differ by nation: flats are not covered, listed buildings need listed building consent, and in Wales, Scotland and NI a rooflight in a conservation area needs permission. See our planning guide.
