What are electric opening rooflights?
Our electric opening rooflights service in the West Midlands covers hinged rooflights that open on an electric actuator for fresh air. We survey every job before fixing the price.
Older terraced streets in Midlands towns often have back additions and side passages that suit a ridge rooflight or long flat rooflight. Bungalows are common across parts of the Midlands, and sun tunnels or roof windows are a quick way to brighten internal hallways.

Planning and building rules in England
In England a rooflight on a house is usually permitted development under Class C if it projects no more than 150 mm beyond the roof slope and sits no higher than the ridge. Listed buildings need listed building consent, flats have no householder permitted development rights, and an Article 4 direction can remove the rights in some conservation areas.
Under Approved Document L, a rooflight added to an English home must achieve at least 2.2 W/m²K (horizontal plane), and a roof window 1.4 W/m²K or Window Energy Rating Band B. In an extension, glazing including rooflights is normally limited to 25% of the new floor area plus any windows or doors the extension covers, unless a whole-house calculation shows otherwise.
What do electric opening rooflights cost in the West Midlands?
These are typical supply-and-fit ranges. For an address in the West Midlands, scaffold, a hoist for heavy glass, or a new structural opening can move the figure, which is why we survey first.

How the job runs
- Tell us about the roof. Send the postcode, rough sizes and a photo or two through the form, WhatsApp or the guide-price tool.
- Free survey. For new installations a surveyor measures the opening, checks the roof build-up and talks through glass and options.
- Fixed written quote. You get the product, the work and the price in writing. Nothing is ordered or paid for until you agree.
- Fitting and handover. We fit, seal and make good, then hand over product data, warranties and any certificate paperwork.

Common questions
Is it secure when open?
An opening rooflight is a vent, not an access hatch, so the gap is small. For security, close it when the house is empty — a rain sensor does not lock the unit.
Can it open in a power cut?
Most electric units stay where they are during a power cut. Some manufacturers offer a manual override or battery backup — we will tell you which option the chosen model has.
Is it noisy?
Actuators run for a few seconds and are about as loud as an electric blind. Once closed, an opening unit is as quiet as a fixed one.
What happens if it rains while it is open?
With a rain sensor fitted, the actuator closes the lid automatically when the sensor detects water. Without one, the lid stays where you left it, which is why we recommend the sensor on any unit over a kitchen or bedroom.
Do you fit electric opening rooflights across the West Midlands?
Yes. We survey and fit electric opening rooflights across the West Midlands, including Birmingham, Coventry, Wolverhampton.
