Bespoke & shaped rooflights for Irvine: the essentials
Bespoke & shaped rooflights in Irvine means triangular, angled, curved and multi-pane rooflights made to measure. We cover the KA12 district and the rest of Ayrshire, with a survey before any price is fixed.
Scottish weather is hard on roofs, so we specify rooflights and roof windows with exposure in mind and fit upstands with generous heights. Think of bespoke & shaped rooflights for openings that standard sizes do not fit.
Jobs in Irvine are planned around access: whether the roof can be reached from the garden, whether a hoist or crane is needed, and where we can park. We check this when we measure.
What you can choose
- Solar-control and low-iron glass
- Sloped or monopitch rooflights
- Multi-pane butt-jointed runs
- Corner and wrap-around glazing
- Concealed or slim frames
- Drawing sign-off before order
- Glass shaped to the architecture
Things we check at survey
- Structural support must be designed in
- Longer lead times and no returns on made-to-measure glass
Do you need permission in Irvine?
Scottish householder permitted development (Class 2B, other external alterations) can cover a rooflight that projects no more than 1 metre from the roof, but the right does not apply in conservation areas. Listed buildings need listed building consent where the work affects their character.
Scottish energy standards for glazing, including rooflights, use an area-weighted average of 1.4–1.6 W/m²K in extensions, so most modern units comply comfortably. Replacing a rooflight, frame included, does not need a building warrant, but the work must still meet the building standards.

Why does bespoke take longer?
Each unit is drawn, checked and manufactured to order.

Made-to-measure goods are excluded from the statutory 14-day cancellation right. As a goodwill gesture you can cancel without charge until we place the order with the manufacturer, and we tell you in writing when that happens.
Will a shaped rooflight leak more?
Not if detailed properly — corners and junctions just need more care.
Do you offer bespoke & shaped rooflights in Irvine?
Yes. We carry out bespoke & shaped rooflights in Irvine and across Ayrshire. Send your postcode and we will offer a survey date when we reply.
Will I need planning permission in Irvine?
In Scotland most rooflights on houses fall under Class 2B permitted development; in a conservation area, or on a listed building, consent is needed.
