Bespoke & shaped rooflights for Flint: the essentials
Thinking about bespoke & shaped rooflights in Flint? The short answer: triangular, angled, curved and multi-pane rooflights made to measure. The longer answer depends on your roof, which is why we survey before we price.
Welsh planning rules exclude rooflights from permitted development in conservation areas and National Parks, so we check the designation before quoting. Think of bespoke & shaped rooflights for openings that standard sizes do not fit.
We work across Clwyd, including Flint, and in neighbouring towns such as Deeside and Buckley. Access, parking and how the glass reaches the roof are all checked at the survey.
What you can choose
- Solar-control and low-iron glass
- Concealed or slim frames
- Multi-pane butt-jointed runs
- Corner and wrap-around glazing
- Triangular and trapezoid panes
- Matching solar and thermal performance
- Structural or framed options
What to check first
- Longer lead times and no returns on made-to-measure glass
- Large panes need a lifting plan
Consents for bespoke & shaped rooflights in Flint
Welsh householder permitted development (Class C) allows rooflights that project no more than 15 cm and sit no higher than the existing roof — but not in conservation areas, National Parks, AONBs or World Heritage Sites. Listed buildings need listed building consent from the council, and flats have no householder permitted development rights.
Welsh Building Regulations expect new or replacement rooflights to reach 2.2 W/m²K and roof windows 1.4 W/m²K or a Band B rating. Wales also has its own overheating rules (Part O) for new homes, in force since November 2022.
Read the planning permission guide before you commit to a design.

Questions about bespoke & shaped rooflights in Flint
Do you need my architect's drawings?
They help. We still survey on site, because built openings rarely match drawings exactly.
Will a shaped rooflight leak more?
Not if detailed properly — corners and junctions just need more care.
Can I cancel a bespoke order?
Made-to-measure goods are excluded from the statutory 14-day cancellation right. As a goodwill gesture you can cancel without charge until we place the order with the manufacturer, and we tell you in writing when that happens.
How do I book a survey in Flint?
Send your postcode and, if you can, a photo of the roof and the room. We offer a survey date when we reply.
Is the survey in Flint free?
Yes for new installations. Repair visits are charged, and we tell you the price before we book.
