Bespoke & shaped rooflights for Oakham: the essentials
Our bespoke & shaped rooflights service in Oakham covers triangular, angled, curved and multi-pane rooflights made to measure. Every job starts with a survey of the opening, the roof covering and the room below, and a fixed written price.
Midlands housing is a mix of Victorian terraces, inter-war semis and newer estates, and rear kitchen extensions with flat rooflights are a common upgrade. Typical uses for bespoke & shaped rooflights include angled ceilings, corners and architect-designed extensions.
We cover all of Oakham and the LE15 district, and nearby Uppingham and Melton Mowbray.

Planning and building rules for Oakham
English householder permitted development (Class C) normally covers rooflights that stand no more than 0.15 m proud of the roof plane and stay below the highest part of the roof. A rooflight on a side-facing slope must be obscure-glazed, and fixed shut unless the opening part is more than 1.7 m above the floor.
Building Regulations Approved Document L sets a limiting U-value of 2.2 W/m²K for new or replacement rooflights in existing homes, measured in the horizontal plane; roof windows need 1.4 W/m²K or a Band B energy rating. Replacing a rooflight or roof window can be self-certified by an installer registered with an authorised competent person scheme; otherwise building control approval is needed.

Questions about bespoke & shaped rooflights in Oakham
Can I cancel a bespoke order?
Made-to-measure goods are excluded from the statutory 14-day cancellation right. As a goodwill gesture you can cancel without charge until we place the order with the manufacturer, and we tell you in writing when that happens.
Do you need my architect's drawings?
They help. We still survey on site, because built openings rarely match drawings exactly.
Why does bespoke take longer?
Each unit is drawn, checked and manufactured to order.
Do I need to be at home for the survey in Oakham?
Yes — someone needs to let us into the room below and, where possible, show us how the roof is reached.
Do you offer bespoke & shaped rooflights in Oakham?
Yes. We carry out bespoke & shaped rooflights in Oakham and across Rutland. Send your postcode and we will offer a survey date when we reply.
