Electric opening rooflights in the Forth Valley: the essentials
Electric opening rooflights in the Forth Valley means hinged rooflights that open on an electric actuator for fresh air. Every quote follows a survey of the roof and the room below.
Many Scottish homes have dormers and attic rooms where an extra roof window adds light without a full dormer. Scottish weather is hard on roofs, so we specify rooflights and roof windows with exposure in mind and fit upstands with generous heights.

Planning and building rules in Scotland
Planning rules in Scotland differ: rooflights are treated as external alterations under Class 2B, with no permitted development in conservation areas. Flats and tenements are outside householder permitted development, so check with the planning authority first.
Scottish energy standards for glazing, including rooflights, use an area-weighted average of 1.4–1.6 W/m²K in extensions, so most modern units comply comfortably. Forming a new opening normally involves structural work, so check with the local authority verifier whether a building warrant is needed.

How the job runs
- Tell us about the roof. Send the postcode, rough sizes and a photo or two through the form, WhatsApp or the guide-price tool.
- Free survey. For new installations a surveyor measures the opening, checks the roof build-up and talks through glass and options.
- Fixed written quote. You get the product, the work and the price in writing. Nothing is ordered or paid for until you agree.
- Fitting and handover. We fit, seal and make good, then hand over product data, warranties and any certificate paperwork.

Common questions
Can it open in a power cut?
Most electric units stay where they are during a power cut. Some manufacturers offer a manual override or battery backup — we will tell you which option the chosen model has.
What happens if it rains while it is open?
With a rain sensor fitted, the actuator closes the lid automatically when the sensor detects water. Without one, the lid stays where you left it, which is why we recommend the sensor on any unit over a kitchen or bedroom.
Does it need an electrician?
The rooflight wiring needs a suitable supply. We can arrange it, or your own electrician can provide the spur and we connect the unit.
Is it secure when open?
An opening rooflight is a vent, not an access hatch, so the gap is small. For security, close it when the house is empty — a rain sensor does not lock the unit.
Do I need to be at home for the survey in the Forth Valley?
Yes — someone needs to let us into the room below and, where possible, show us how the roof is reached.
