What are electric opening rooflights?
Across Glasgow and Dunbartonshire, our electric opening rooflights work covers hinged rooflights that open on an electric actuator for fresh air. Survey first, fixed price second, fitting third.
Scottish weather is hard on roofs, so we specify rooflights and roof windows with exposure in mind and fit upstands with generous heights. Short winter days in Scotland make every square metre of overhead glass count, so rooflight sizing matters.

Planning and building rules in Scotland
Scottish householder permitted development (Class 2B, other external alterations) can cover a rooflight that projects no more than 1 metre from the roof, but the right does not apply in conservation areas. Flats and tenements are outside householder permitted development, so check with the planning authority first.
Scotland's Technical Handbook (section 6) asks for windows, doors and rooflights in an extension to average 1.4–1.6 W/m²K, with no single unit worse than 3.3 W/m²K. Forming a new opening normally involves structural work, so check with the local authority verifier whether a building warrant is needed.

How the job runs
- Tell us about the roof. Send the postcode, rough sizes and a photo or two through the form, WhatsApp or the guide-price tool.
- Free survey. For new installations a surveyor measures the opening, checks the roof build-up and talks through glass and options.
- Fixed written quote. You get the product, the work and the price in writing. Nothing is ordered or paid for until you agree.
- Fitting and handover. We fit, seal and make good, then hand over product data, warranties and any certificate paperwork.

Common questions
Does it need an electrician?
The rooflight wiring needs a suitable supply. We can arrange it, or your own electrician can provide the spur and we connect the unit.
Can it open in a power cut?
Most electric units stay where they are during a power cut. Some manufacturers offer a manual override or battery backup — we will tell you which option the chosen model has.
Is it secure when open?
An opening rooflight is a vent, not an access hatch, so the gap is small. For security, close it when the house is empty — a rain sensor does not lock the unit.
What happens if it rains while it is open?
With a rain sensor fitted, the actuator closes the lid automatically when the sensor detects water. Without one, the lid stays where you left it, which is why we recommend the sensor on any unit over a kitchen or bedroom.
Do you fit electric opening rooflights across Glasgow and Dunbartonshire?
