Electric opening rooflights for Selby: the essentials
For Selby homes and buildings we offer electric opening rooflights: hinged rooflights that open on an electric actuator for fresh air. We measure first, specify to the opening and confirm any planning or building-control points before quoting.
Stone-built terraces are common across Yorkshire, and roof windows in the rear slope are a popular way to light attic rooms. Think of electric opening rooflights for kitchens, bathrooms and bedrooms that need fresh air as well as light.
From Selby to Goole, Pontefract and York, the same survey-first process applies: measure, specify, fix the price, then fit.

Planning, building control and Selby
In England a rooflight on a house is usually permitted development under Class C if it projects no more than 150 mm beyond the roof slope and sits no higher than the ridge. A rooflight on a side-facing slope must be obscure-glazed, and fixed shut unless the opening part is more than 1.7 m above the floor.
Under Approved Document L, a rooflight added to an English home must achieve at least 2.2 W/m²K (horizontal plane), and a roof window 1.4 W/m²K or Window Energy Rating Band B. Replacing a rooflight or roof window can be self-certified by an installer registered with an authorised competent person scheme; otherwise building control approval is needed.
See our building regulations guide for U-values, glazing limits and self-certification.

Electric opening rooflights in Selby: questions
Can it open in a power cut?
Most electric units stay where they are during a power cut. Some manufacturers offer a manual override or battery backup — we will tell you which option the chosen model has.
Is it secure when open?
An opening rooflight is a vent, not an access hatch, so the gap is small. For security, close it when the house is empty — a rain sensor does not lock the unit.
What happens if it rains while it is open?
With a rain sensor fitted, the actuator closes the lid automatically when the sensor detects water. Without one, the lid stays where you left it, which is why we recommend the sensor on any unit over a kitchen or bedroom.
Can you work alongside my builder in Selby?
Yes. On new extensions we fit once the opening and upstand are ready and coordinate dates with your builder.
Is the survey in Selby free?
Yes for new installations. Repair visits are charged, and we tell you the price before we book.
