What do electric opening rooflights involve?

Our electric opening rooflights service in Northumberland covers hinged rooflights that open on an electric actuator for fresh air. We survey every job before fixing the price.

Coastal exposure along the North East means we look closely at frame finishes and seals. Stone villages inland in the North East can have conservation areas where low-profile rooflights are preferred.

Planning and building rules in England

Most rooflights on English houses do not need planning permission, provided they keep within 150 mm of the roof surface and below the ridge line. A rooflight on a side-facing slope must be obscure-glazed, and fixed shut unless the opening part is more than 1.7 m above the floor.

Building Regulations Approved Document L sets a limiting U-value of 2.2 W/m²K for new or replacement rooflights in existing homes, measured in the horizontal plane; roof windows need 1.4 W/m²K or a Band B energy rating. The Future Homes and Buildings Standards, published in March 2026, apply from 24 March 2027 and keep the 2.2 W/m²K limit for rooflights.

How the job runs

  1. Tell us about the roof. Send the postcode, rough sizes and a photo or two through the form, WhatsApp or the guide-price tool.
  2. Free survey. For new installations a surveyor measures the opening, checks the roof build-up and talks through glass and options.
  3. Fixed written quote. You get the product, the work and the price in writing. Nothing is ordered or paid for until you agree.
  4. Fitting and handover. We fit, seal and make good, then hand over product data, warranties and any certificate paperwork.

Common questions

What happens if it rains while it is open?

With a rain sensor fitted, the actuator closes the lid automatically when the sensor detects water. Without one, the lid stays where you left it, which is why we recommend the sensor on any unit over a kitchen or bedroom.

Is it noisy?

Actuators run for a few seconds and are about as loud as an electric blind. Once closed, an opening unit is as quiet as a fixed one.

Is it secure when open?

An opening rooflight is a vent, not an access hatch, so the gap is small. For security, close it when the house is empty — a rain sensor does not lock the unit.

Does it need an electrician?

The rooflight wiring needs a suitable supply. We can arrange it, or your own electrician can provide the spur and we connect the unit.

Do you fit electric opening rooflights across Northumberland?

Yes. We survey and fit electric opening rooflights across Northumberland, including Blyth, Cramlington, Ashington.
