What are electric opening rooflights?
Across Tyne and Wear, our electric opening rooflights work covers hinged rooflights that open on an electric actuator for fresh air. Survey first, fixed price second, fitting third.
Stone villages inland in the North East can have conservation areas where low-profile rooflights are preferred. Older flat-roofed extensions in the North East are often due a new roof covering — the right time to upgrade the rooflight too.

Planning and building rules in England
Most rooflights on English houses do not need planning permission, provided they keep within 150 mm of the roof surface and below the ridge line. Listed buildings need listed building consent, flats have no householder permitted development rights, and an Article 4 direction can remove the rights in some conservation areas.
Building Regulations Approved Document L sets a limiting U-value of 2.2 W/m²K for new or replacement rooflights in existing homes, measured in the horizontal plane; roof windows need 1.4 W/m²K or a Band B energy rating. In an extension, glazing including rooflights is normally limited to 25% of the new floor area plus any windows or doors the extension covers, unless a whole-house calculation shows otherwise.

Common questions
Does it need an electrician?
The rooflight wiring needs a suitable supply. We can arrange it, or your own electrician can provide the spur and we connect the unit.
What happens if it rains while it is open?
With a rain sensor fitted, the actuator closes the lid automatically when the sensor detects water. Without one, the lid stays where you left it, which is why we recommend the sensor on any unit over a kitchen or bedroom.
Is it noisy?
Actuators run for a few seconds and are about as loud as an electric blind. Once closed, an opening unit is as quiet as a fixed one.
Can it open in a power cut?
Most electric units stay where they are during a power cut. Some manufacturers offer a manual override or battery backup — we will tell you which option the chosen model has.
Do you fit electric opening rooflights across Tyne and Wear?
Yes. We survey and fit electric opening rooflights across Tyne and Wear, including Newcastle upon Tyne, Sunderland, South Shields.
