Ridge & pitched glass roofs in Suffolk: the essentials

Our ridge & pitched glass roofs service in Suffolk covers dual-pitch glazed roofs for side returns, links and long extensions. We survey every job before fixing the price.

In the East of England, bungalows and chalet bungalows with large flat-roofed extensions are common, and they often suit a long run of rooflights. Flat, open landscape in much of the East means roofs take the wind, so upstand and seal details matter more than the brand of glass.

Planning and building rules in England

In England a rooflight on a house is usually permitted development under Class C if it projects no more than 150 mm beyond the roof slope and sits no higher than the ridge. A rooflight on a side-facing slope must be obscure-glazed, and fixed shut unless the opening part is more than 1.7 m above the floor.

Building Regulations Approved Document L sets a limiting U-value of 2.2 W/m²K for new or replacement rooflights in existing homes, measured in the horizontal plane; roof windows need 1.4 W/m²K or a Band B energy rating. The Future Homes and Buildings Standards, published in March 2026, apply from 24 March 2027 and keep the 2.2 W/m²K limit for rooflights.

Common questions

Do I need a party wall agreement?

If the work affects a party wall or boundary, the Party Wall etc. Act 1996 may apply in England and Wales. We flag this at survey so you can serve notice in time.

How long does a ridge roof take to fit?

Typically two to four days once the walls and supports are ready, depending on length and access.

Can it have opening vents?

Yes, top-hung vents with electric actuators are common, often with a rain sensor.

Will it be noisy in the rain?

Glass is quieter than polycarbonate. Triple glazing or laminated glass reduces rain noise further.

Will I need planning permission in Suffolk?

English householder permitted development (Class C) normally covers rooflights that stand no more than 0.15 m proud of the roof plane and stay below the highest part of the roof.
