Ridge & pitched glass roofs in Norfolk: the essentials

Our ridge & pitched glass roofs service in Norfolk covers dual-pitch glazed roofs for side returns, links and long extensions. We survey every job before fixing the price.

In the East of England, bungalows and chalet bungalows with large flat-roofed extensions are common, and they often suit a long run of rooflights. Many homes in the East have low-pitched roofs on later extensions, which are better served by flat rooflights than pitched roof windows.

Planning and building rules in England

English householder permitted development (Class C) normally covers rooflights that stand no more than 0.15 m proud of the roof plane and stay below the highest part of the roof. Listed buildings need listed building consent, flats have no householder permitted development rights, and an Article 4 direction can remove the rights in some conservation areas.

For English homes the energy rules ask for rooflights of 2.2 W/m²K or better and roof windows of 1.4 W/m²K (or WER Band B); most modern double glazed units meet both. The Future Homes and Buildings Standards, published in March 2026, apply from 24 March 2027 and keep the 2.2 W/m²K limit for rooflights.

  1. Tell us about the roof. Send the postcode, rough sizes and a photo or two through the form, WhatsApp or the guide-price tool.
  2. Free survey. For new installations a surveyor measures the opening, checks the roof build-up and talks through glass and options.
  3. Fixed written quote. You get the product, the work and the price in writing. Nothing is ordered or paid for until you agree.
  4. Fitting and handover. We fit, seal and make good, then hand over product data, warranties and any certificate paperwork.

Common questions

Do I need a party wall agreement?

If the work affects a party wall or boundary, the Party Wall etc. Act 1996 may apply in England and Wales. We flag this at survey so you can serve notice in time.

Can it have opening vents?

Yes, top-hung vents with electric actuators are common, often with a rain sensor.

Will it be noisy in the rain?

Glass is quieter than polycarbonate. Triple glazing or laminated glass reduces rain noise further.

How long does a ridge roof take to fit?

Typically two to four days once the walls and supports are ready, depending on length and access.

Will I need planning permission in Norfolk?

Most rooflights on English houses do not need planning permission, provided they keep within 150 mm of the roof surface and below the ridge line.
