What are ridge & pitched glass roofs?

Ridge & pitched glass roofs in Tyne and Wear means dual-pitch glazed roofs for side returns, links and long extensions. Every quote follows a survey of the roof and the room below.

Coastal exposure along the North East means we look closely at frame finishes and seals. Many North East homes have loft rooms that benefit from larger roof windows with blackout blinds.

Planning and building rules in England

In England a rooflight on a house is usually permitted development under Class C if it projects no more than 150 mm beyond the roof slope and sits no higher than the ridge. A rooflight on a side-facing slope must be obscure-glazed, and fixed shut unless the opening part is more than 1.7 m above the floor.

Building Regulations Approved Document L sets a limiting U-value of 2.2 W/m²K for new or replacement rooflights in existing homes, measured in the horizontal plane; roof windows need 1.4 W/m²K or a Band B energy rating. The Future Homes and Buildings Standards, published in March 2026, apply from 24 March 2027 and keep the 2.2 W/m²K limit for rooflights.

Common questions

Do I need a party wall agreement?

If the work affects a party wall or boundary, the Party Wall etc. Act 1996 may apply in England and Wales. We flag this at survey so you can serve notice in time.

Is a glass roof too hot for a kitchen?

Without care, it can be. Solar-control glass, an opening vent at the top and a blind make a south-facing glass roof comfortable.

Can it be partly solid?

Yes — part-glazed, part-insulated roofs balance light and heat.

Will it be noisy in the rain?

Glass is quieter than polycarbonate. Triple glazing or laminated glass reduces rain noise further.

Will I need planning permission in Tyne and Wear?

English householder permitted development (Class C) normally covers rooflights that stand no more than 0.15 m proud of the roof plane and stay below the highest part of the roof.
