Hinged roof access rooflights in Cambridgeshire: the essentials

Our hinged roof access rooflights service in Cambridgeshire covers hinged glazed hatches over a stair or ladder for roof terrace access. We survey every job before fixing the price.

In the East of England, bungalows and chalet bungalows with large flat-roofed extensions are common, and they often suit a long run of rooflights. Barn conversions and timber-framed homes across the East often call for conservation rooflights or bespoke glass.

Planning and building rules in England

Most rooflights on English houses do not need planning permission, provided they keep within 150 mm of the roof surface and below the ridge line. A rooflight on a side-facing slope must be obscure-glazed, and fixed shut unless the opening part is more than 1.7 m above the floor.

Building Regulations Approved Document L sets a limiting U-value of 2.2 W/m²K for new or replacement rooflights in existing homes, measured in the horizontal plane; roof windows need 1.4 W/m²K or a Band B energy rating. The Future Homes and Buildings Standards, published in March 2026, apply from 24 March 2027 and keep the 2.2 W/m²K limit for rooflights.

How the job runs

  1. Tell us about the roof. Send the postcode, rough sizes and a photo or two through the form, WhatsApp or the guide-price tool.
  2. Free survey. For new installations a surveyor measures the opening, checks the roof build-up and talks through glass and options.
  3. Fixed written quote. You get the product, the work and the price in writing. Nothing is ordered or paid for until you agree.
  4. Fitting and handover. We fit, seal and make good, then hand over product data, warranties and any certificate paperwork.

Common questions

Can it replace an old loft hatch?

Where there is a flat roof above, yes. On a pitched roof, an access roof window is the equivalent.

Is it secure?

Units lock from inside. As with any rooftop door, keep it locked when the house is empty.

Does it let in as much light as a normal rooflight?

Yes — closed, it is a glazed rooflight. The frame is slightly deeper to carry the hinge and seals.

Can it be opened from the roof?

Many units have an external handle or key for opening from outside. If you need that, tell us at survey.

Will I need planning permission in Cambridgeshire?

In England a rooflight on a house is usually permitted development under Class C if it projects no more than 150 mm beyond the roof slope and sits no higher than the ridge.
