What do hinged roof access rooflights involve?
Across Greater London, our hinged roof access rooflights work covers hinged glazed hatches over a stair or ladder for roof terrace access. Survey first, fixed price second, fitting third.
London homes often run deep from front to back, so the middle of the ground floor is the darkest space — exactly where an overhead rooflight earns its keep. Party walls are a fact of life in London terraces, and rooflights close to a shared wall need detailing that keeps the neighbour's side dry too.

Planning and building rules in England
English householder permitted development (Class C) normally covers rooflights that stand no more than 0.15 m proud of the roof plane and stay below the highest part of the roof. A rooflight on a side-facing slope must be obscure-glazed, and fixed shut unless the opening part is more than 1.7 m above the floor.
Under Approved Document L, a rooflight added to an English home must achieve at least 2.2 W/m²K (horizontal plane), and a roof window 1.4 W/m²K or Window Energy Rating Band B. Replacing a rooflight or roof window can be self-certified by an installer registered with an authorised competent person scheme; otherwise building control approval is needed.

These are typical supply-and-fit ranges. For an address in Greater London, scaffold, a hoist for heavy glass, or a new structural opening can move the figure, which is why we survey first.

How the job runs
- Tell us about the roof. Send the postcode, rough sizes and a photo or two through the form, WhatsApp or the guide-price tool.
- Free survey. For new installations a surveyor measures the opening, checks the roof build-up and talks through glass and options.
- Fixed written quote. You get the product, the work and the price in writing. Nothing is ordered or paid for until you agree.
- Fitting and handover. We fit, seal and make good, then hand over product data, warranties and any certificate paperwork.
Access hatches in nearby areas
Common questions
Can it replace an old loft hatch?
Where there is a flat roof above, yes. On a pitched roof, an access roof window is the equivalent.
Is it secure?
Units lock from inside. As with any rooftop door, keep it locked when the house is empty.
How big does an access hatch need to be?
Big enough to climb through comfortably for the stair or ladder you have. For a stair, we size it to the stair width and the headroom; for occasional plant access a smaller hatch can work.
Electric or manual?
Gas-strut hatches are simple and reliable. Electric hatches suit heavier lids, wider openings and anyone who would struggle to push a lid up.
Do I need to be at home for the survey in Greater London?
Yes — someone needs to let us into the room below and, where possible, show us how the roof is reached.
