What do hinged roof access rooflights in Beckenham involve?
We handle hinged roof access rooflights across Greater London, including Beckenham. In short: hinged glazed hatches over a stair or ladder for roof terrace access. The survey checks structure, weathering and orientation, so the quote reflects your actual roof.
Party walls are a fact of life in London terraces, and rooflights close to a shared wall need detailing that keeps the neighbour's side dry too. Think of hinged roof access rooflights for reaching a roof terrace, plant area or flat roof from a stair or ladder.
Beckenham is around 13 km from central London, and we survey and fit throughout that part of Greater London, including the BR3 district.
What you can choose
- Hinge side to suit the stair
- Double or triple glazing
- Rain sensor on electric versions
- Manual gas-strut or electric opening
- Grab rail or handle inside
- Lower cost than a sliding box unit
- Suits stairs, ladders and plant access
What to check first
- The lid must open clear of parapets and balustrades
- Electric versions need a supply and a safety check
Consents for hinged roof access rooflights in Beckenham
Most rooflights on English houses do not need planning permission, provided they keep within 150 mm of the roof surface and below the ridge line. A rooflight on a side-facing slope must be obscure-glazed, and fixed shut unless the opening part is more than 1.7 m above the floor.
For English homes the energy rules ask for rooflights of 2.2 W/m²K or better and roof windows of 1.4 W/m²K (or WER Band B); most modern double glazed units meet both. The Future Homes and Buildings Standards, published in March 2026, apply from 24 March 2027 and keep the 2.2 W/m²K limit for rooflights.
Read the planning permission guide before you commit to a design.

Common questions
Does it let in as much light as a normal rooflight?
Yes — closed, it is a glazed rooflight. The frame is slightly deeper to carry the hinge and seals.
Can it be opened from the roof?
Many units have an external handle or key for opening from outside. If you need that, tell us at survey.
How big does an access hatch need to be?
Big enough to climb through comfortably for the stair or ladder you have. For a stair, we size it to the stair width and the headroom; for occasional plant access a smaller hatch can work.
Do I need to be at home for the survey in Beckenham?
Yes — someone needs to let us into the room below and, where possible, show us how the roof is reached.
Is the survey in Beckenham free?
Yes for new installations. Repair visits are charged, and we tell you the price before we book.
