Most domestic skylights in the UK cost between about £1,080–£6,000 inc VAT supplied and fitted in 2026. A small fixed flat rooflight into a prepared upstand starts at around £1,195 inc VAT; an electric opening unit is typically £2,395–£5,995; roof lanterns run from about £2,995; walk-on and sliding rooflights cost more because of the structural glass and motors.

What makes a skylight cost more?
Size is the obvious driver, but the job around the glass often matters more. Forming a new opening in an existing roof means trimming joists or rafters, building an upstand, re-waterproofing and making good the ceiling — that can double the cost of fitting the same unit into a new extension where the builder has already formed the opening.
- Opening and electric operation, rain sensors and blinds
- Triple glazing, solar-control or self-cleaning glass
- Walk-on and structural glass
- Scaffold, a hoist or a crane for heavy units
- Structural work and an engineer's calculations
- Electrics, plastering and decoration
- Building control fees where self-certification is not available
Is it cheaper to fit a skylight during an extension?
Yes. When the roof is being built anyway, the opening, upstand and membrane are part of the builder's work, so the rooflight cost is mostly the unit and a day's fitting. Retrofitting the same rooflight into a finished roof adds structural work, waterproofing and internal making good.
Do I pay VAT on a skylight?
Standard-rated VAT at 20% applies to most rooflight supply and fitting work for homeowners. Our guide prices are shown both before and including VAT so you can compare like with like.
How do I get an accurate price?
Send photos of the roof and the room, approximate sizes and your postcode through the quote form or the guide-price tool. For new installations we then survey free of charge and confirm a fixed price in writing before any work starts.
