Skylight installation in Cornwall: the essentials
Skylight installation in Cornwall means survey, supply and fit — new openings, extensions and fit-only work. Every quote follows a survey of the roof and the room below.
Holiday lets and second homes across the South West often want roof windows with blinds and remote opening for when the house is empty. Barn and chapel conversions in the South West often need bespoke or shaped rooflights to suit the original structure.

Planning and building rules in England
English householder permitted development (Class C) normally covers rooflights that stand no more than 0.15 m proud of the roof plane and stay below the highest part of the roof. Listed buildings need listed building consent, flats have no householder permitted development rights, and an Article 4 direction can remove the rights in some conservation areas.
Building Regulations Approved Document L sets a limiting U-value of 2.2 W/m²K for new or replacement rooflights in existing homes, measured in the horizontal plane; roof windows need 1.4 W/m²K or a Band B energy rating. The Future Homes and Buildings Standards, published in March 2026, apply from 24 March 2027 and keep the 2.2 W/m²K limit for rooflights.

How the job runs
- Tell us about the roof. Send the postcode, rough sizes and a photo or two through the form, WhatsApp or the guide-price tool.
- Free survey. For new installations a surveyor measures the opening, checks the roof build-up and talks through glass and options.
- Fixed written quote. You get the product, the work and the price in writing. Nothing is ordered or paid for until you agree.
- Fitting and handover. We fit, seal and make good, then hand over product data, warranties and any certificate paperwork.

Common questions
Do I need a structural engineer?
For new openings that cut joists or rafters, a structural check is sensible and building control may ask for calculations.
Who handles building control?
We tell you which route applies — building control approval, a building warrant in Scotland, or in England and Wales self-certification by a registered competent person — and supply the product data.
How long does installation take?
Fitting into a prepared upstand takes about a day. A new opening in an existing roof, including making good, often takes two to three days.
Is the survey free?
Yes, for new installations. Repair visits are charged.
Do I need to be at home for the survey in Cornwall?
Yes — someone needs to let us into the room below and, where possible, show us how the roof is reached.
