Skylight repairs & leak fixes in Wellington: what is involved?
We handle skylight repairs & leak fixes across Shropshire, including Wellington. In short: leak tracing, resealing, actuator repairs and glass replacement. The survey checks structure, weathering and orientation, so the quote reflects your actual roof.
Midlands housing is a mix of Victorian terraces, inter-war semis and newer estates, and rear kitchen extensions with flat rooflights are a common upgrade. Think of skylight repairs & leak fixes for rooflights that have stopped opening or started dripping.
From Wellington to Telford, Shrewsbury and Bridgnorth, the same survey-first process applies: measure, specify, fix the price, then fit.

Do you need permission in Wellington?
English householder permitted development (Class C) normally covers rooflights that stand no more than 0.15 m proud of the roof plane and stay below the highest part of the roof. A rooflight on a side-facing slope must be obscure-glazed, and fixed shut unless the opening part is more than 1.7 m above the floor.
Under Approved Document L, a rooflight added to an English home must achieve at least 2.2 W/m²K (horizontal plane), and a roof window 1.4 W/m²K or Window Energy Rating Band B. Replacing a rooflight or roof window can be self-certified by an installer registered with an authorised competent person scheme; otherwise building control approval is needed.
See our building regulations guide for U-values, glazing limits and self-certification.

Common questions
Is it condensation or a leak?
Condensation forms on the inside face on cold days and comes back in the same pattern. A leak appears when it rains and often tracks down the reveal.
Why is my skylight leaking?
Common causes are a failed seal, a membrane that has split or lifted at the upstand, a low upstand, blocked drainage or condensation mistaken for a leak.
Do you repair roof windows too?
Yes — flashings, seals, hinges and glass on pitched roof windows.
