Skylight replacement in Eastbourne: what is involved?
We handle skylight replacement across East Sussex, including Eastbourne. In short: replacing tired domes and failed glass with a modern rooflight. The survey checks structure, weathering and orientation, so the quote reflects your actual roof.
Many South East homes have been extended more than once, and an old dome over an earlier extension is often due for replacement. Typical uses for skylight replacement include yellowed domes, misted glass and leaking roof windows.
We work across East Sussex, including Eastbourne, and in neighbouring towns such as Hailsham and Seaford. Access, parking and how the glass reaches the roof are all checked at the survey.
What you can choose
- Upstand rebuild and insulation
- Misted glass unit replacement only
- Dome to flat glass upgrade
- Like-for-like size replacement
- Roof window replacement in pitched roofs
- Cures most chronic leaks
- Usually done in a day
Things we check at survey
- A replacement is a chance to meet current thermal standards
- Enlarging the opening changes the structure and may need approval
Do you need permission in Eastbourne?
In England a rooflight on a house is usually permitted development under Class C if it projects no more than 150 mm beyond the roof slope and sits no higher than the ridge. A rooflight on a side-facing slope must be obscure-glazed, and fixed shut unless the opening part is more than 1.7 m above the floor.
Building Regulations Approved Document L sets a limiting U-value of 2.2 W/m²K for new or replacement rooflights in existing homes, measured in the horizontal plane; roof windows need 1.4 W/m²K or a Band B energy rating. The Future Homes and Buildings Standards, published in March 2026, apply from 24 March 2027 and keep the 2.2 W/m²K limit for rooflights.
See our building regulations guide for U-values, glazing limits and self-certification.
