Sliding rooflights in Cornwall: the essentials

Across Cornwall, our sliding rooflights work covers box rooflights whose glass lid slides back for walk-out roof access. Survey first, fixed price second, fitting third.

Western coasts take wind-driven rain, so we pay close attention to upstand height and flashing laps on exposed roofs. Holiday lets and second homes across the South West often want roof windows with blinds and remote opening for when the house is empty.

Planning and building rules in England

English householder permitted development (Class C) normally covers rooflights that stand no more than 0.15 m proud of the roof plane and stay below the highest part of the roof. Listed buildings need listed building consent, flats have no householder permitted development rights, and an Article 4 direction can remove the rights in some conservation areas.

Under Approved Document L, a rooflight added to an English home must achieve at least 2.2 W/m²K (horizontal plane), and a roof window 1.4 W/m²K or Window Energy Rating Band B. The Future Homes and Buildings Standards, published in March 2026, apply from 24 March 2027 and keep the 2.2 W/m²K limit for rooflights.

How the job runs

  1. Tell us about the roof. Send the postcode, rough sizes and a photo or two through the form, WhatsApp or the guide-price tool.
  2. Free survey. For new installations a surveyor measures the opening, checks the roof build-up and talks through glass and options.
  3. Fixed written quote. You get the product, the work and the price in writing. Nothing is ordered or paid for until you agree.
  4. Fitting and handover. We fit, seal and make good, then hand over product data, warranties and any certificate paperwork.

Common questions

Can children open it?

Controls can be key-switched or placed out of reach. We will set the controls up to suit the household.

How heavy is it?

Box sliders weigh hundreds of kilograms, so delivery may need a crane or lifting gear, and the structure must be checked.

Is a sliding rooflight better than an access hatch?

For daily use, usually yes — you walk out under open sky instead of climbing through a hinged hatch. A hatch costs less and suits occasional access.

Does it need planning permission?

A box unit that projects above the roof plane can need planning permission, especially on the front of a house or in a conservation area. We check before you order.

Will I need planning permission in Cornwall?

Most rooflights on English houses do not need planning permission, provided they keep within 150 mm of the roof surface and below the ridge line.
