How we approach sun tunnels & tubular skylights in Galashiels
We handle sun tunnels & tubular skylights across the Scottish Borders, including Galashiels. In short: light pipes that bring daylight to halls and bathrooms with no window. The survey checks structure, weathering and orientation, so the quote reflects your actual roof.
Tenements and flats are common in Scottish towns and cities, where rooflights over stairwells and top-floor flats need the owners' and factor's agreement. Think of sun tunnels & tubular skylights for windowless hallways, landings and bathrooms.
We cover all of Galashiels and the TD1 district, and nearby Selkirk and Hawick.

- Ventilation adaptor
- Rigid (brighter) or flexible tubes

- Pitched or flat-roof flashings
- Optional ventilation or lighting kit on some models
- Rigid or flexible tubes for awkward lofts
Before you order: points to check
- Light output falls with tube length and bends
- Tube runs need insulation in cold lofts to limit condensation
Planning and building rules for Galashiels
In Scotland most rooflights on houses fall under Class 2B permitted development; in a conservation area, or on a listed building, consent is needed. Flats and tenements are outside householder permitted development, so check with the planning authority first.
Scottish energy standards for glazing, including rooflights, use an area-weighted average of 1.4–1.6 W/m²K in extensions, so most modern units comply comfortably. Forming a new opening normally involves structural work, so check with the local authority verifier whether a building warrant is needed.
Read the planning permission guide before you commit to a design.
