Walk-on rooflights in Bristol: the essentials
Across Bristol, our walk-on rooflights work covers structural glass you can stand on, set flush into terraces and floors. Survey first, fixed price second, fitting third.
Stone cottages, slate roofs and conservation areas are common in the South West, and conservation-profile rooflights keep the roofline quiet. Western coasts take wind-driven rain, so we pay close attention to upstand height and flashing laps on exposed roofs.

Planning and building rules in England
In England a rooflight on a house is usually permitted development under Class C if it projects no more than 150 mm beyond the roof slope and sits no higher than the ridge. Listed buildings need listed building consent, flats have no householder permitted development rights, and an Article 4 direction can remove the rights in some conservation areas.
Building Regulations Approved Document L sets a limiting U-value of 2.2 W/m²K for new or replacement rooflights in existing homes, measured in the horizontal plane; roof windows need 1.4 W/m²K or a Band B energy rating. The Future Homes and Buildings Standards, published in March 2026, apply from 24 March 2027 and keep the 2.2 W/m²K limit for rooflights.

Common questions
Does it need a structural engineer?
Often, yes. Where the unit sits on new or altered structure, an engineer confirms the support and the manufacturer confirms the glass.
Can you see through it?
Clear glass can be seen through from both sides. A privacy interlayer or patterned frit keeps the light while obscuring the view.
How much weight can a walk-on rooflight take?
It depends on the model and size. Manufacturers state a design imposed load for each unit; we only specify a unit whose rating suits the use, such as a private terrace or a busier area.
Will it sit flush with my paving?
Yes — the unit is set on its own upstand so the glass finishes level with the surrounding paving or decking.
Do you fit walk-on rooflights across Bristol?
Yes. We survey and fit walk-on rooflights across Bristol, including Bristol, Clifton, Fishponds.
