What are bespoke & shaped rooflights?

Across County Tyrone, our bespoke & shaped rooflights work covers triangular, angled, curved and multi-pane rooflights made to measure. Survey first, fixed price second, fitting third.

Many Northern Irish homes have later flat-roofed kitchen extensions where an old dome can be swapped for glass. Wind and rain off the Atlantic make upstand and flashing details important on Northern Irish roofs.

Planning and building rules in Northern Ireland

Most rooflights on houses in Northern Ireland are permitted development under Class B, but not in a conservation area or on a listed building's curtilage. A side-facing window within 15 m of a neighbouring boundary must be obscure-glazed, and non-opening unless the opening part is more than 1.7 m above the floor.

For homes in Northern Ireland, Technical Booklet F1 sets 1.6 W/m²K (or WER Band C) for replacement glazing including rooflights. New dwellings must average 1.40 W/m²K across windows, roof windows and rooflights.

Guide prices

These are typical supply-and-fit ranges. For an address in County Tyrone, scaffold, a hoist for heavy glass, or a new structural opening can move the figure, which is why we survey first.

How the job runs

  1. Tell us about the roof. Send the postcode, rough sizes and a photo or two through the form, WhatsApp or the guide-price tool.
  2. Free survey. For new installations a surveyor measures the opening, checks the roof build-up and talks through glass and options.
  3. Fixed written quote. You get the product, the work and the price in writing. Nothing is ordered or paid for until you agree.
  4. Fitting and handover. We fit, seal and make good, then hand over product data, warranties and any certificate paperwork.

Common questions

Can bespoke units open?

Some can. Shaped glass is usually fixed, combined with a standard opening unit elsewhere.

Will a shaped rooflight leak more?

Not if detailed properly — corners and junctions just need more care.

Do you need my architect's drawings?

They help. We still survey on site, because built openings rarely match drawings exactly.

Can I cancel a bespoke order?

Made-to-measure goods are excluded from the statutory 14-day cancellation right. As a goodwill gesture you can cancel without charge until we place the order with the manufacturer, and we tell you in writing when that happens.

Will I need planning permission in County Tyrone?

In Northern Ireland, roof alterations come under Class B of the 2015 order: a rooflight facing a road must not project more than 15 cm and must sit at least 0.5 m from the ridge, eaves, verge and party wall.
