Bespoke & shaped rooflights for Sevenoaks: the essentials
We handle bespoke & shaped rooflights across Kent, including Sevenoaks. In short: triangular, angled, curved and multi-pane rooflights made to measure. The survey checks structure, weathering and orientation, so the quote reflects your actual roof.
Across the South East, single-storey kitchen extensions on 1930s semis and post-war detached houses are where most flat rooflights and lanterns go. In Sevenoaks, as anywhere, bespoke & shaped rooflights are the usual choice for angled ceilings, corners and architect-designed extensions.
From Sevenoaks to Tonbridge, Orpington and Swanley, the same survey-first process applies: measure, specify, fix the price, then fit.

Planning, building control and Sevenoaks
Most rooflights on English houses do not need planning permission, provided they keep within 150 mm of the roof surface and below the ridge line. A rooflight on a side-facing slope must be obscure-glazed, and fixed shut unless the opening part is more than 1.7 m above the floor.
For English homes the energy rules ask for rooflights of 2.2 W/m²K or better and roof windows of 1.4 W/m²K (or WER Band B); most modern double glazed units meet both. The Future Homes and Buildings Standards, published in March 2026, apply from 24 March 2027 and keep the 2.2 W/m²K limit for rooflights.

Common questions
Why does bespoke take longer?
Each unit is drawn, checked and manufactured to order.
Will a shaped rooflight leak more?
Not if detailed properly — corners and junctions just need more care.
Can bespoke units open?
Some can. Shaped glass is usually fixed, combined with a standard opening unit elsewhere.
Can you work alongside my builder in Sevenoaks?
Yes. On new extensions we fit once the opening and upstand are ready and coordinate dates with your builder.
Do I need to be at home for the survey in Sevenoaks?
Yes — someone needs to let us into the room below and, where possible, show us how the roof is reached.
