Frameless structural rooflights in Nailsea: what is involved?
For Nailsea homes and buildings we offer frameless structural rooflights: minimal glass rooflights with no visible frame from inside. We measure first, specify to the opening and confirm any planning or building-control points before quoting.
Western coasts take wind-driven rain, so we pay close attention to upstand height and flashing laps on exposed roofs. In Nailsea, as anywhere, frameless structural rooflights are the usual choice for rooms where you want sky without a visible frame.
Nailsea sits about 6 km from Portishead and 7 km from Clevedon, and we cover the whole BS48 postcode district and the roads in between.
What you can choose
- Heated glass on some ranges
- Low-iron extra-clear glass
- Triple glazing
- Butt-jointed runs for long openings
- Shadow-gap or plastered reveal
- Nothing but glass visible from inside
- Can run along party walls and side returns
Things we check at survey
- Structural glass specification comes from the manufacturer
- The internal finish (plaster, shadow gap) is agreed before order
Planning, building control and Nailsea
In England a rooflight on a house is usually permitted development under Class C if it projects no more than 150 mm beyond the roof slope and sits no higher than the ridge. A rooflight on a side-facing slope must be obscure-glazed, and fixed shut unless the opening part is more than 1.7 m above the floor.
Under Approved Document L, a rooflight added to an English home must achieve at least 2.2 W/m²K (horizontal plane), and a roof window 1.4 W/m²K or Window Energy Rating Band B. The Future Homes and Buildings Standards, published in March 2026, apply from 24 March 2027 and keep the 2.2 W/m²K limit for rooflights.
Read the planning permission guide before you commit to a design.

Common questions
Can it open?
Some frameless designs include a sliding or hinged opening element, but most are fixed. Pair with an opening unit if you need ventilation.
Does it cost more?
Usually, because the glass is larger and heavier and the finish needs tighter tolerances. The price table shows typical ranges.
How is it lifted onto the roof?
Larger panes go up with a vacuum lifter, a hoist or a crane. We plan access at survey.
Is the survey in Nailsea free?
Yes for new installations. Repair visits are charged, and we tell you the price before we book.
Will I need planning permission in Nailsea?
English householder permitted development (Class C) normally covers rooflights that stand no more than 0.15 m proud of the roof plane and stay below the highest part of the roof.
