How we approach loft conversion skylights in Caernarfon
We handle loft conversion skylights across Gwynedd, including Caernarfon. In short: roof windows planned for loft rooms — light, headroom and escape. The survey checks structure, weathering and orientation, so the quote reflects your actual roof.
Welsh planning rules exclude rooflights from permitted development in conservation areas and National Parks, so we check the designation before quoting. Typical uses for loft conversion skylights include attic bedrooms, offices and en-suites.
Jobs in Caernarfon are planned around access: whether the roof can be reached from the garden, whether a hoist or crane is needed, and where we can park. We check this when we measure.

Planning, building control and Caernarfon
Welsh householder permitted development (Class C) allows rooflights that project no more than 15 cm and sit no higher than the existing roof — but not in conservation areas, National Parks, AONBs or World Heritage Sites. A side-facing rooflight within 10.5 m of the boundary must be obscure-glazed, and non-opening unless the opening part is more than 1.7 m above the floor.
Approved Document L in Wales (2022 edition) sets 2.2 W/m²K for rooflights, measured horizontally, and 1.4 W/m²K or Band B for roof windows in existing homes. A revised Welsh Approved Document L takes effect on 4 March 2027; rooflights in new dwellings stay at 2.2 W/m²K.

Loft conversion skylights in Caernarfon: questions
How many roof windows does a loft room need?
Enough to give good light — a common rule of thumb is glazing equal to roughly a tenth to a fifth of the floor area, adjusted for orientation and use. We advise at survey.
Do loft roof windows need to be escape windows?
Some loft rooms need an escape window, depending on the layout and the fire strategy for the conversion. Building control confirms the requirement.
Top-hung or centre-pivot in a loft?
Top-hung gives a clearer view and often suits escape use; centre-pivot is easier to clean and suits higher positions.
