Loft conversion skylights for Sunderland: the essentials
For Sunderland homes and buildings we offer loft conversion skylights: roof windows planned for loft rooms — light, headroom and escape. We measure first, specify to the opening and confirm any planning or building-control points before quoting.
Coastal exposure along the North East means we look closely at frame finishes and seals. Typical uses for loft conversion skylights include loft conversions and rooms in the roof.
We work across Tyne and Wear, including Sunderland, and in neighbouring towns such as Seaham and Washington. Access, parking and how the glass reaches the roof are all checked at the survey.

Do you need permission in Sunderland?
English householder permitted development (Class C) normally covers rooflights that stand no more than 0.15 m proud of the roof plane and stay below the highest part of the roof. Listed buildings need listed building consent, flats have no householder permitted development rights, and an Article 4 direction can remove the rights in some conservation areas.
Under Approved Document L, a rooflight added to an English home must achieve at least 2.2 W/m²K (horizontal plane), and a roof window 1.4 W/m²K or Window Energy Rating Band B. Replacing a rooflight or roof window can be self-certified by an installer registered with an authorised competent person scheme; otherwise building control approval is needed.
Read the planning permission guide before you commit to a design.

Common questions
How many roof windows does a loft room need?
Enough to give good light — a common rule of thumb is glazing equal to roughly a tenth to a fifth of the floor area, adjusted for orientation and use. We advise at survey.
Will the loft be cold near the windows?
Correctly fitted insulation collars and linings keep the window surround warm and reduce condensation.
Do loft roof windows need to be escape windows?
Some loft rooms need an escape window, depending on the layout and the fire strategy for the conversion. Building control confirms the requirement.
Is the survey in Sunderland free?
Yes for new installations. Repair visits are charged, and we tell you the price before we book.
Will I need planning permission in Sunderland?
Most rooflights on English houses do not need planning permission, provided they keep within 150 mm of the roof surface and below the ridge line.
