Ridge & pitched glass roofs in Greater Manchester: the essentials
Our ridge & pitched glass roofs service in Greater Manchester covers dual-pitch glazed roofs for side returns, links and long extensions. We survey every job before fixing the price.
Rear kitchen extensions on North West semis often have small domes from decades ago that leak or have yellowed. The North West gets more rain than most of England, so upstand height, membrane detailing and rain sensors on opening units are not optional extras.

Planning and building rules in England
English householder permitted development (Class C) normally covers rooflights that stand no more than 0.15 m proud of the roof plane and stay below the highest part of the roof. A rooflight on a side-facing slope must be obscure-glazed, and fixed shut unless the opening part is more than 1.7 m above the floor.
Under Approved Document L, a rooflight added to an English home must achieve at least 2.2 W/m²K (horizontal plane), and a roof window 1.4 W/m²K or Window Energy Rating Band B. Replacing a rooflight or roof window can be self-certified by an installer registered with an authorised competent person scheme; otherwise building control approval is needed.

Common questions
Will it be noisy in the rain?
Glass is quieter than polycarbonate. Triple glazing or laminated glass reduces rain noise further.
Do I need a party wall agreement?
If the work affects a party wall or boundary, the Party Wall etc. Act 1996 may apply in England and Wales. We flag this at survey so you can serve notice in time.
Can it have opening vents?
Yes, top-hung vents with electric actuators are common, often with a rain sensor.
Can it be partly solid?
Yes — part-glazed, part-insulated roofs balance light and heat.
Will I need planning permission in Greater Manchester?
Most rooflights on English houses do not need planning permission, provided they keep within 150 mm of the roof surface and below the ridge line.
