Ridge & pitched glass roofs in Lancaster: what is involved?
For Lancaster homes and buildings we offer ridge & pitched glass roofs: dual-pitch glazed roofs for side returns, links and long extensions. We measure first, specify to the opening and confirm any planning or building-control points before quoting.
Exposed hillside towns in the North West need flashing and seal details that cope with wind-driven rain. In Lancaster, as anywhere, ridge & pitched glass roofs are the usual choice for side returns, links and long extensions.
Neighbouring towns include Morecambe (5 km) and Fleetwood (19 km). We offer a survey date when we reply to your enquiry.

Do you need permission in Lancaster?
In England a rooflight on a house is usually permitted development under Class C if it projects no more than 150 mm beyond the roof slope and sits no higher than the ridge. A rooflight on a side-facing slope must be obscure-glazed, and fixed shut unless the opening part is more than 1.7 m above the floor.
Under Approved Document L, a rooflight added to an English home must achieve at least 2.2 W/m²K (horizontal plane), and a roof window 1.4 W/m²K or Window Energy Rating Band B. In an extension, glazing including rooflights is normally limited to 25% of the new floor area plus any windows or doors the extension covers, unless a whole-house calculation shows otherwise.
See our building regulations guide for U-values, glazing limits and self-certification.

Ridge & pitched glass roofs in Lancaster: questions
Do I need a party wall agreement?
If the work affects a party wall or boundary, the Party Wall etc. Act 1996 may apply in England and Wales. We flag this at survey so you can serve notice in time.
Can it be partly solid?
Yes — part-glazed, part-insulated roofs balance light and heat.
Is a glass roof too hot for a kitchen?
Without care, it can be. Solar-control glass, an opening vent at the top and a blind make a south-facing glass roof comfortable.
Can you work alongside my builder in Lancaster?
Yes. On new extensions we fit once the opening and upstand are ready and coordinate dates with your builder.
Will I need planning permission in Lancaster?
English householder permitted development (Class C) normally covers rooflights that stand no more than 0.15 m proud of the roof plane and stay below the highest part of the roof.
