How we approach hinged roof access rooflights in Lisburn
Thinking about hinged roof access rooflights in Lisburn? The short answer: hinged glazed hatches over a stair or ladder for roof terrace access. The longer answer depends on your roof, which is why we survey before we price.
Bungalows are widespread in Northern Ireland, and sun tunnels or roof windows are an easy way to brighten internal hallways. Think of hinged roof access rooflights for reaching a roof terrace, plant area or flat roof from a stair or ladder.
From Lisburn to Belfast, Castlereagh and Newtownabbey, the same survey-first process applies: measure, specify, fix the price, then fit.
Options we can specify in Lisburn
- Manual gas-strut or electric opening
- Double or triple glazing
- Hinge side to suit the stair
- Grab rail or handle inside
- Rain sensor on electric versions
- Insulated frame and double or triple glazing
- Roof access and daylight in one unit
Things we check at survey
- The lid must open clear of parapets and balustrades
- Electric versions need a supply and a safety check
Planning, building control and Lisburn
Most rooflights on houses in Northern Ireland are permitted development under Class B, but not in a conservation area or on a listed building's curtilage. Listed buildings also need listed building consent from the council.
Technical Booklet F1 (2022) asks for replacement windows and rooflights in existing homes to reach WER Band C or a U-value of 1.6 W/m²K, assessed in the vertical position. New dwellings must average 1.40 W/m²K across windows, roof windows and rooflights.
See our building regulations guide for U-values, glazing limits and self-certification.

Hinged roof access rooflights in Lisburn: questions
Can it replace an old loft hatch?

Can it be opened from the roof?
Many units have an external handle or key for opening from outside. If you need that, tell us at survey.
Does it let in as much light as a normal rooflight?
Yes — closed, it is a glazed rooflight. The frame is slightly deeper to carry the hinge and seals.
Do I need to be at home for the survey in Lisburn?
Yes — someone needs to let us into the room below and, where possible, show us how the roof is reached.
Is the survey in Lisburn free?
Yes for new installations. Repair visits are charged, and we tell you the price before we book.
