What do hinged roof access rooflights in Kirkcaldy involve?
For Kirkcaldy homes and buildings we offer hinged roof access rooflights: hinged glazed hatches over a stair or ladder for roof terrace access. We measure first, specify to the opening and confirm any planning or building-control points before quoting.
Tenements and flats are common in Scottish towns and cities, where rooflights over stairwells and top-floor flats need the owners' and factor's agreement. Think of hinged roof access rooflights for occasional roof access that also lights the stair.
We work across Fife, including Kirkcaldy, and in neighbouring towns such as Glenrothes and Leven. Access, parking and how the glass reaches the roof are all checked at the survey.

Things we check at survey

Do you need permission in Kirkcaldy?
Planning rules in Scotland differ: rooflights are treated as external alterations under Class 2B, with no permitted development in conservation areas. Flats and tenements are outside householder permitted development, so check with the planning authority first.
Scottish energy standards for glazing, including rooflights, use an area-weighted average of 1.4–1.6 W/m²K in extensions, so most modern units comply comfortably. Replacing a rooflight, frame included, does not need a building warrant, but the work must still meet the building standards.
Read the planning permission guide before you commit to a design.
