Hinged roof access rooflights for Preston: the essentials
For Preston homes and buildings we offer hinged roof access rooflights: hinged glazed hatches over a stair or ladder for roof terrace access. We measure first, specify to the opening and confirm any planning or building-control points before quoting.
Stone and brick terraces are typical across the North West, and roof windows in rear slopes are a common way to light attic rooms. In Preston, as anywhere, hinged roof access rooflights are the usual choice for occasional roof access that also lights the stair.
We cover all of Preston and the PR1 district, and nearby Leyland and Chorley.

Do you need permission in Preston?
In England a rooflight on a house is usually permitted development under Class C if it projects no more than 150 mm beyond the roof slope and sits no higher than the ridge. A rooflight on a side-facing slope must be obscure-glazed, and fixed shut unless the opening part is more than 1.7 m above the floor.
Under Approved Document L, a rooflight added to an English home must achieve at least 2.2 W/m²K (horizontal plane), and a roof window 1.4 W/m²K or Window Energy Rating Band B. The Future Homes and Buildings Standards, published in March 2026, apply from 24 March 2027 and keep the 2.2 W/m²K limit for rooflights.

Common questions
Is it secure?
Units lock from inside. As with any rooftop door, keep it locked when the house is empty.
Can it replace an old loft hatch?
Where there is a flat roof above, yes. On a pitched roof, an access roof window is the equivalent.
Does it let in as much light as a normal rooflight?
Yes — closed, it is a glazed rooflight. The frame is slightly deeper to carry the hinge and seals.
Do I need to be at home for the survey in Preston?
Yes — someone needs to let us into the room below and, where possible, show us how the roof is reached.
Is the survey in Preston free?
Yes for new installations. Repair visits are charged, and we tell you the price before we book.
