What do pitched roof windows involve?
Our pitched roof windows service in Clwyd covers centre-pivot and top-hung skylights for tiled and slate roofs. We survey every job before fixing the price.
Slate roofs, stone cottages and terraced valleys are typical across Wales, and slim rooflights that sit low in the slates suit them best. Many Welsh homes have older single-storey rear extensions where a glass rooflight brightens a dark kitchen.

Planning and building rules in Wales
Welsh householder permitted development (Class C) allows rooflights that project no more than 15 cm and sit no higher than the existing roof — but not in conservation areas, National Parks, AONBs or World Heritage Sites. A side-facing rooflight within 10.5 m of the boundary must be obscure-glazed, and non-opening unless the opening part is more than 1.7 m above the floor.
Approved Document L in Wales (2022 edition) sets 2.2 W/m²K for rooflights, measured horizontally, and 1.4 W/m²K or Band B for roof windows in existing homes. Wales also has its own overheating rules (Part O) for new homes, in force since November 2022.

How the job runs
- Tell us about the roof. Send the postcode, rough sizes and a photo or two through the form, WhatsApp or the guide-price tool.
- Free survey. For new installations a surveyor measures the opening, checks the roof build-up and talks through glass and options.
- Fixed written quote. You get the product, the work and the price in writing. Nothing is ordered or paid for until you agree.
- Fitting and handover. We fit, seal and make good, then hand over product data, warranties and any certificate paperwork.

Common questions
Can you replace an old roof window?
Yes — replacement into the same opening is usually quicker than a new install, often a few hours per window.
Can a roof window be fitted from inside?
In most cases, yes — only the tiles around the opening are lifted, and much of the work is done from inside the loft.
Will it need building regulations approval?
Fitting a new roof window usually involves cutting rafters and changing the thermal envelope, so building control approval (or, in England and Wales, a competent-person route) is normally needed. We tell you which applies.
Do I need planning permission for a roof window?
Often not, under householder permitted development, provided it does not project too far above the roof plane and conditions are met. Listed buildings, flats and some conservation areas are different. Our planning guide covers each nation.
Do you fit pitched roof windows across Clwyd?
Yes. We survey and fit pitched roof windows across Clwyd, including Wrexham, Buckley, Deeside.
