Pitched roof windows in Powys: the essentials
Our pitched roof windows service in Powys covers centre-pivot and top-hung skylights for tiled and slate roofs. We survey every job before fixing the price.
Many Welsh homes have older single-storey rear extensions where a glass rooflight brightens a dark kitchen. Welsh planning rules exclude rooflights from permitted development in conservation areas and National Parks, so we check the designation before quoting.

Planning and building rules in Wales
Welsh householder permitted development (Class C) allows rooflights that project no more than 15 cm and sit no higher than the existing roof — but not in conservation areas, National Parks, AONBs or World Heritage Sites. Listed buildings need listed building consent from the council, and flats have no householder permitted development rights.
Approved Document L in Wales (2022 edition) sets 2.2 W/m²K for rooflights, measured horizontally, and 1.4 W/m²K or Band B for roof windows in existing homes. Wales also has its own overheating rules (Part O) for new homes, in force since November 2022.

Common questions
Centre-pivot or top-hung?
Centre-pivot windows are easy to clean and suit most rooms. Top-hung windows open out from the top for an unobstructed view and suit lower roof pitches near eye level.
Will it need building regulations approval?
Fitting a new roof window usually involves cutting rafters and changing the thermal envelope, so building control approval (or, in England and Wales, a competent-person route) is normally needed. We tell you which applies.
Do I need planning permission for a roof window?
Often not, under householder permitted development, provided it does not project too far above the roof plane and conditions are met. Listed buildings, flats and some conservation areas are different. Our planning guide covers each nation.
Can you replace an old roof window?
Yes — replacement into the same opening is usually quicker than a new install, often a few hours per window.
Do you fit pitched roof windows across Powys?
Yes. We survey and fit pitched roof windows across Powys, including Brecon, Llandrindod Wells, Machynlleth.
