Pitched roof windows in Newmarket: what is involved?
We handle pitched roof windows across Suffolk, including Newmarket. In short: centre-pivot and top-hung skylights for tiled and slate roofs. The survey checks structure, weathering and orientation, so the quote reflects your actual roof.
In the East of England, bungalows and chalet bungalows with large flat-roofed extensions are common, and they often suit a long run of rooflights. Pitched roof windows suit lofts, attic rooms, landings and vaulted ceilings.
We work across Suffolk, including Newmarket, and in neighbouring towns such as Haverhill and Ely. Access, parking and how the glass reaches the roof are all checked at the survey.

Planning and building rules for Newmarket
Most rooflights on English houses do not need planning permission, provided they keep within 150 mm of the roof surface and below the ridge line. Listed buildings need listed building consent, flats have no householder permitted development rights, and an Article 4 direction can remove the rights in some conservation areas.
For English homes the energy rules ask for rooflights of 2.2 W/m²K or better and roof windows of 1.4 W/m²K (or WER Band B); most modern double glazed units meet both. The Future Homes and Buildings Standards, published in March 2026, apply from 24 March 2027 and keep the 2.2 W/m²K limit for rooflights.

Questions about pitched roof windows in Newmarket
Centre-pivot or top-hung?
Centre-pivot windows are easy to clean and suit most rooms. Top-hung windows open out from the top for an unobstructed view and suit lower roof pitches near eye level.
Will it need building regulations approval?
Fitting a new roof window usually involves cutting rafters and changing the thermal envelope, so building control approval (or, in England and Wales, a competent-person route) is normally needed. We tell you which applies.
Do I need planning permission for a roof window?
Often not, under householder permitted development, provided it does not project too far above the roof plane and conditions are met. Listed buildings, flats and some conservation areas are different. Our planning guide covers each nation.
Can you work alongside my builder in Newmarket?
Yes. On new extensions we fit once the opening and upstand are ready and coordinate dates with your builder.
Do I need to be at home for the survey in Newmarket?
Yes — someone needs to let us into the room below and, where possible, show us how the roof is reached.
