What do pitched roof windows involve?
Across Tyne and Wear, our pitched roof windows work covers centre-pivot and top-hung skylights for tiled and slate roofs. Survey first, fixed price second, fitting third.
Many North East homes have loft rooms that benefit from larger roof windows with blackout blinds. Stone villages inland in the North East can have conservation areas where low-profile rooflights are preferred.

Planning and building rules in England
In England a rooflight on a house is usually permitted development under Class C if it projects no more than 150 mm beyond the roof slope and sits no higher than the ridge. A rooflight on a side-facing slope must be obscure-glazed, and fixed shut unless the opening part is more than 1.7 m above the floor.
Under Approved Document L, a rooflight added to an English home must achieve at least 2.2 W/m²K (horizontal plane), and a roof window 1.4 W/m²K or Window Energy Rating Band B. In an extension, glazing including rooflights is normally limited to 25% of the new floor area plus any windows or doors the extension covers, unless a whole-house calculation shows otherwise.

These are typical supply-and-fit ranges. For an address in Tyne and Wear, scaffold, a hoist for heavy glass, or a new structural opening can move the figure, which is why we survey first.

How the job runs
- Tell us about the roof. Send the postcode, rough sizes and a photo or two through the form, WhatsApp or the guide-price tool.
- Free survey. For new installations a surveyor measures the opening, checks the roof build-up and talks through glass and options.
- Fixed written quote. You get the product, the work and the price in writing. Nothing is ordered or paid for until you agree.
- Fitting and handover. We fit, seal and make good, then hand over product data, warranties and any certificate paperwork.

Common questions
Do I need planning permission for a roof window?
Often not, under householder permitted development, provided it does not project too far above the roof plane and conditions are met. Listed buildings, flats and some conservation areas are different. Our planning guide covers each nation.
Can you replace an old roof window?
Yes — replacement into the same opening is usually quicker than a new install, often a few hours per window.
Can roof windows be electric?
Yes — electric and solar-powered models open by remote and many include rain sensors.
Can a roof window be fitted from inside?
In most cases, yes — only the tiles around the opening are lifted, and much of the work is done from inside the loft.
Do I need to be at home for the survey in Tyne and Wear?
Yes — someone needs to let us into the room below and, where possible, show us how the roof is reached.
