What do rooflight upstands & kerbs in Lancaster involve?
For Lancaster homes and buildings we offer rooflight upstands & kerbs: insulated kerbs built and waterproofed to suit your rooflight. We measure first, specify to the opening and confirm any planning or building-control points before quoting.
Rear kitchen extensions on North West semis often have small domes from decades ago that leak or have yellowed. Typical uses for rooflight upstands & kerbs include new flat-roof openings and rooflight replacements.
Neighbouring towns include Morecambe (5 km) and Fleetwood (19 km). We offer a survey date when we reply to your enquiry.

Do you need permission in Lancaster?
In England a rooflight on a house is usually permitted development under Class C if it projects no more than 150 mm beyond the roof slope and sits no higher than the ridge. A rooflight on a side-facing slope must be obscure-glazed, and fixed shut unless the opening part is more than 1.7 m above the floor.
For English homes the energy rules ask for rooflights of 2.2 W/m²K or better and roof windows of 1.4 W/m²K (or WER Band B); most modern double glazed units meet both. The Future Homes and Buildings Standards, published in March 2026, apply from 24 March 2027 and keep the 2.2 W/m²K limit for rooflights.
Read the planning permission guide before you commit to a design.

Rooflight upstands & kerbs in Lancaster: questions
Does every rooflight need an upstand?
Flat and dome rooflights do. Pitched roof windows use flashing kits instead.
How high should a rooflight upstand be?
High enough to meet the rooflight manufacturer's minimum above the finished roof surface — commonly 150 mm. On roofs with deep finishes, such as green roofs, it needs to be taller.
Can I build the upstand myself?
Your builder can, to our drawing. We check it before the rooflight is fitted, because the unit must sit square and level.
Do I need to be at home for the survey in Lancaster?
Yes — someone needs to let us into the room below and, where possible, show us how the roof is reached.
Is the survey in Lancaster free?
Yes for new installations. Repair visits are charged, and we tell you the price before we book.
