Skylight installation in Richmond: what is involved?

Our skylight installation service in Richmond covers survey, supply and fit — new openings, extensions and fit-only work. Every job starts with a survey of the opening, the roof covering and the room below, and a fixed written price.

Many London roofs are reached only through the house or over neighbouring property, so lifting heavy glass is planned at survey rather than on the day. In Richmond, as anywhere, skylight installation is the usual choice for builders' projects and retrofits into finished roofs.

We work across Greater London, including Richmond, and in neighbouring towns such as Twickenham and Isleworth. Access, parking and how the glass reaches the roof are all checked at the survey.

Before you order: points to check

Planning and building rules for Richmond

Most rooflights on English houses do not need planning permission, provided they keep within 150 mm of the roof surface and below the ridge line. Listed buildings need listed building consent, flats have no householder permitted development rights, and an Article 4 direction can remove the rights in some conservation areas.

Under Approved Document L, a rooflight added to an English home must achieve at least 2.2 W/m²K (horizontal plane), and a roof window 1.4 W/m²K or Window Energy Rating Band B. In an extension, glazing including rooflights is normally limited to 25% of the new floor area plus any windows or doors the extension covers, unless a whole-house calculation shows otherwise.

See our building regulations guide for U-values, glazing limits and self-certification.

Questions about skylight installation in Richmond

Do I need a structural engineer?

For new openings that cut joists or rafters, a structural check is sensible and building control may ask for calculations.

Do you fit rooflights bought elsewhere?

Yes. We check the product and the opening first, and our workmanship terms cover the fitting rather than the product.

Who handles building control?

We tell you which route applies — building control approval, a building warrant in Scotland, or in England and Wales self-certification by a registered competent person — and supply the product data.

Can you work alongside my builder in Richmond?

Yes. On new extensions we fit once the opening and upstand are ready and coordinate dates with your builder.

Is the survey in Richmond free?

Yes for new installations. Repair visits are charged, and we tell you the price before we book.
