Skylight replacement in York: what is involved?

For York homes and buildings we offer skylight replacement: replacing tired domes and failed glass with a modern rooflight. We measure first, specify to the opening and confirm any planning or building-control points before quoting.

Many Yorkshire homes have had kitchen extensions with flat roofs, where a larger glass rooflight is a straightforward upgrade from an old dome. Think of skylight replacement for yellowed domes, misted glass and leaking roof windows.

We cover all of York and the YO1 district, and nearby Selby and Harrogate.

Choices for your York project

  • Dome to flat glass upgrade
  • Upstand rebuild and insulation
  • Like-for-like size replacement
  • Roof window replacement in pitched roofs
  • Fixed to electric opening
  • Clearer view and more light
  • Often reuses the existing opening

What to check first

  • Upstand and roof condition decide the scope
  • Old glass and domes are disposed of responsibly

Planning and building rules for York

Most rooflights on English houses do not need planning permission, provided they keep within 150 mm of the roof surface and below the ridge line. Listed buildings need listed building consent, flats have no householder permitted development rights, and an Article 4 direction can remove the rights in some conservation areas.

For English homes the energy rules ask for rooflights of 2.2 W/m²K or better and roof windows of 1.4 W/m²K (or WER Band B); most modern double glazed units meet both. Replacing a rooflight or roof window can be self-certified by an installer registered with an authorised competent person scheme; otherwise building control approval is needed.

Our planning guide covers each nation in more detail.

More we do in York

Skylight replacement in York: questions

Will it mess up my ceiling?

We protect the room and make good the reveal. Minor decoration may be needed afterwards.

Can you replace only the misted glass?

Sometimes, if the frame is sound and the maker supplies replacement units. Often a complete new rooflight costs little more and performs better.

Can I go bigger when replacing?

Possibly. Enlarging the opening means trimming joists, so we check the structure first.

Is the survey in York free?

Yes for new installations. Repair visits are charged, and we tell you the price before we book.

Will I need planning permission in York?

In England a rooflight on a house is usually permitted development under Class C if it projects no more than 150 mm beyond the roof slope and sits no higher than the ridge.
