Skylight replacement in Swansea: what is involved?
Thinking about skylight replacement in Swansea? The short answer: replacing tired domes and failed glass with a modern rooflight. The longer answer depends on your roof, which is why we survey before we price.
Wales sees a lot of wind-driven rain, particularly in the west, so upstand height and flashing laps matter more than anywhere. In Swansea, as anywhere, skylight replacement is the usual choice for yellowed domes, misted glass and leaking roof windows.
Swansea is the main town we list in West Glamorgan; we also cover nearby Briton Ferry and Gorseinon.
Choices for your Swansea project
- Roof window replacement in pitched roofs
- Dome to flat glass upgrade
- Upstand rebuild and insulation
- Fixed to electric opening
- Misted glass unit replacement only
- Option to add opening and rain sensor
- Often reuses the existing opening
What to check first
- Old glass and domes are disposed of responsibly
- Enlarging the opening changes the structure and may need approval
Do you need permission in Swansea?
Welsh householder permitted development (Class C) allows rooflights that project no more than 15 cm and sit no higher than the existing roof — but not in conservation areas, National Parks, AONBs or World Heritage Sites. A side-facing rooflight within 10.5 m of the boundary must be obscure-glazed, and non-opening unless the opening part is more than 1.7 m above the floor.
Welsh Building Regulations expect new or replacement rooflights to reach 2.2 W/m²K and roof windows 1.4 W/m²K or a Band B rating. A revised Welsh Approved Document L takes effect on 4 March 2027; rooflights in new dwellings stay at 2.2 W/m²K.
See our building regulations guide for U-values, glazing limits and self-certification.

Skylight replacement in Swansea: questions
Do I need building regulations approval to replace a rooflight?
Replacements in existing homes generally need to meet current thermal standards and may need notification or approval. We advise on the route for your job.
Can I go bigger when replacing?
Possibly. Enlarging the opening means trimming joists, so we check the structure first.
Can you replace only the misted glass?
Sometimes, if the frame is sound and the maker supplies replacement units. Often a complete new rooflight costs little more and performs better.
Do I need to be at home for the survey in Swansea?
Yes — someone needs to let us into the room below and, where possible, show us how the roof is reached.
Is the survey in Swansea free?
Yes for new installations. Repair visits are charged, and we tell you the price before we book.
